Privacy Policy

This policy covers three things: visiting this website, contacting us, and being contacted by us. It is written to be read rather than to be got past.
01Who we are
Harborne Data Ltd (“we”, “us”, “our”) is the data controller for the personal information described in this policy. Harborne Advisory is a trading name of Harborne Data Ltd.

02Visiting this website
This site sets no cookies, and loads nothing from anyone else. There is no analytics, no tracking pixel, no advertising network, no session recording and no third-party script. The typefaces are served from our own domain rather than a font network, so visiting this site does not make a request to any other company’s servers. We do not know who you are, and we are not trying to find out.
One thing happens automatically, and you should know about it.
Server logs
Our host records standard web-server logs — IP address, timestamp, the page requested, the referring page and your browser’s user-agent string. We use these only to keep the site running and to investigate abuse. We do not copy them out, combine them with anything else, or use them to build a profile of you.
Lawful basis: legitimate interests — operating and protecting the site.
03If you contact us
The enquiry button on this site opens a draft message in your own email program. It does not submit anything to us or to anyone else. There is no form handler, no database and no third-party processor in between — nothing reaches us until you press send yourself.
When you do email us, we hold your name, your email address, whatever you choose to tell us about your organisation and your project, and our correspondence with you.
Lawful basis: legitimate interests in responding to enquiries; and, where you are asking about commissioning work, taking steps at your request before entering into a contract.
We keep enquiry correspondence for 24 months from our last contact with you, then delete it — unless it has become a client file, in which case section 05 applies.
04If we contacted you first
We approach housebuilders, retirement living operators and their agencies about our services. If we have contacted you and you are wondering where we got your details, this section is the answer. It is also the notice we owe you under Article 14 of the UK GDPR, which applies because we obtained your details from somewhere other than you.
Where the details come from
Business sources: your organisation’s own website, Companies House, published press and trade coverage, industry directories, professional networking profiles, and business contact-data services.
What we hold
Your name, job title, employer, work email address, work postal address, and a note of the source we took them from.
Why we are allowed to
Legitimate interests — offering a business service to an organisation that plausibly has use for it. We have weighed that against your own interests and consider it proportionate: the approach goes to a work address, concerns your professional role, is low in volume, is not repeated indefinitely, and stops immediately on request.
Under PECR, marketing by electronic mail to a corporate subscriber does not require consent. We follow the opt-out rules regardless.
To stop it
Reply saying so, or email hello@harborne-advisory.com. We will not contact you again. So that this actually holds, we keep your email address on a suppression list — that record exists solely to honour your objection, and keeping it is the only way to guarantee we do not write to you by accident later.
05If you become a client
We hold contact details for the people we work with, project correspondence, and billing records.
Lawful basis: performance of our contract with you; and legal obligation in respect of accounting records, which we are required to retain for six years from the end of the financial year they relate to.
Our guides are about places, not people. The research behind an area guide concerns schools, transport, amenities and community organisations — not your customers. We do not act as a processor of personal data on your behalf unless we agree that separately and in writing.
06Who else sees your information
We do not sell personal information, we do not share it for anyone else’s marketing, and we do not transfer it to anyone except as set out here.

We will also disclose information where we are legally required to.
07Where your information is held
Correspondence and business records are held in the UK or the European Economic Area. We make no routine transfer of personal information outside that area. If that ever changes we will say so here, and put the appropriate safeguards in place first.
08Automated decisions, profiling, children
We do not carry out profiling or make decisions about anyone by automated means. We do not knowingly collect information about children — this is a business-to-business service and the site is not directed at them. We do not seek or hold special category data.
09Your rights
You have the right to ask us for a copy of the personal information we hold about you, to have it corrected or erased, to restrict how we use it, to receive it in a portable form, and to object to our using it.
Where we rely on legitimate interests — sections 02, 03 and 04 — you can object at any time. If you object to direct marketing, that objection is absolute and we must stop.

10Complaints
If you are unhappy with how we have handled your information, tell us first and give us the chance to put it right. Email hello@harborne-advisory.com. We will acknowledge your complaint within 30 days and respond without undue delay.
You can also complain to the Information Commissioner’s Office at any time, and you do not have to come to us first:

11Changes to this policy
If we change how we use personal information we will update this page and change the date at the top. Material changes will be flagged on the page for a reasonable period.
